Buying a home is one of the most exciting things you can do in your lifetime. Nothing beats that feeling of security and satisfaction when you open the door to your new home. The question is, how can you best make sure that feeling is going to happen? There are many pitfalls in the real estate world, especially in the San Francisco Bay Area; naturally, both home buyers and their real estate agents want to avoid any roadblocks during the purchase. Here are some great tips on how you can streamline your real estate transaction and keep those little headaches from cropping up.

  1. Resolve any outstanding credit issues. Enough cannot be said about being financially secure and aware when it comes to purchasing real estate. If you spend some time organizing your finances before submitting an offer, the process becomes much less stressful. Take some time to review and research your credit history, and find out if there are any outstanding issues or problems that need to be resolved before they get in the way of your offer. Credit issues can negatively affect your chances of getting a good mortgage, so it’s in your best interest to clear up any credit issues before the buying process starts.
  2. Get pre-approved for a loan. Most mortgage companies will offer you a pre-qualification. This is nice to have, but you are better off to take it a step further: get pre-approval for your mortgage. The pre-approval gives you an absolute budget to work with. Not only does this make shopping for a home easier on you, but it gives you a significant amount of leverage in the actual sale.
  3. Outline your dream home’s specifications. The next logical step is to begin working with your Realtor® on finding homes that suit your needs. Let your Realtor® know what things you cannot do without in a home, and what would be “nice to have.” Your real estate agent will begin searching for homes within your price range based on your desired amenities and location. During this time you can also research homes available on the Internet. With this ammunition, you and your agent can view homes and properties with confidence, and easily find a place that is agreeable to your needs, wants, and wallet.
  4. Don’t skip inspections. Once you have located your dream home, you’ll need to schedule an inspection. This step cannot be stressed enough. Be wary of sellers who are willing to sell to others on the “no inspection” clause. This is almost never a good thing, and most of the time there’s a reason a seller doesn’t want an inspection. The inspection is extremely important, and will assure your protection as the new owner. After all, this property is going to be your home, right? Don’t ever sell yourself short.
